ABSTRACT
The subject of the article is the analysis and evaluation of the development of the mortgage market in Poland in 2008–2023, as
well as the assessment of the trends of changes that may occur in the market in this area in the near future. The research used
classical trend models, which were applied to forecast the changes that will take place in the mortgage market in Poland at the end
of 2024 and in 2025. The analysis was carried out using the STATISTICA 13.3 program. Growing demand for mortgages is currently
met with a low supply of housing, which consequently affects the growth of housing prices in Poland. Mortgage loans, compared
to other loans, are among the best paid, with the lowest loss ratios (NPL, non performing loans). Based on the analysis of the
mortgage market in Poland, it can be concluded that it is developing, which will manifest itself not only in an increase in the value
of granted loans and an increase in housing prices due to increasing demand, but also in the expansion of the credit offer by banks.
